April 2021 - Outer Banks Market Update

It looks like the Outer Banks is about to get a facelift.

While home sales remain through the roof and inventory is still critically low, the interesting data coming out of the newest statistical report from the Outer Banks Association of Realtors relates to the building permit data! For the entire year during 2020 only 67 permits were pulled; however, from January through the end of April 2021, we're already at 97 permits. While we love the more traditional Outer Banks homes for their charm and appeal, it's exciting to see some of the older beach cottages flourish with updated furnishings, materials, and design.

Likewise, new construction is taking off - with a variety of home types highlighting the uniqueness of our area. From coastal cottages to modern manors, new homes on the Outer Banks range from expansive 14-bedroom rental machines to smaller, vintage-style "flat tops" that are all the rage in the quaint town of Southern Shores.

March 2021 - Outer Banks Market Update

Usually, when we're talking about "mid to upper 80s," we're referring to gorgeous Outer Banks beach days. But in this case, we're referring to OBX real estate sales. Sales are up 86% month for the month of March and up 80% for the year!

Accordingly, median sales prices are up 37% over last year. While great news for homeowners, buyers may be in a more tricky situation. Residential Inventory is down 72%.  Properties come on the market and are under contract within a day - sometimes even just an hour or two. It can be challenging finding the right property before it goes into a pending status. Buyers don't want to lose out on this incredible opportunity while interest rates are so low, but it can be a challenge to be first in line for that perfect property.

That's why it is so important to work with an experienced Realtor who has the skill set to make sure you're first in the know about new properties on the market. There is a brief delay from when a property is entered into our Multiple Listing Service vs when it is filtered out to 3rd party advertisers for consumers to see: such as Zillow,, Trulia, etc Working with a knowledgeable Realtor can give you a leg up and beat out the competition when prime properties come on the market.

Outer Banks Returns Soon

There is a lot of controversy surrounding our little area's isolation in response to the COVID-19 pandemic that has strangled our nation.

We are appreciative of our leaders efforts and communication during this difficult time. We know they have hard decisions in front of them and are grateful they are meeting daily to discuss these regulations.

Real estate sales are still happening and we're happy to service our clients albeit in a new fashion. Virtual showings, listing appointments and open houses are helping.

However, we are SO looking forward to the bridges reopening, the Stay at Home orders being lifted and getting back to life and enjoying our most FAVORITE things to do here on the Outer Banks.

This was the overall #1 choice amongst us all. Oh how we miss our seafood, steaks and atmosphere of our amazing local restaurants. No matter how good a cook you are at home, nothing beats a good meal out!


Watching the Outer Banks bounce back to life. 

As our pseudo-slogan says, our agents work, live and play here. Our friends own retail shops, restaurants, outdoor recreation adventures and more. We can't wait until we're all enjoying a bit of normalcy while helping our local economy recover.


Beach time with friends.

In our opinion, there is very little that compares to a bluebird afternoon on the beach with friends. Relaxing, swimming, surfing, playing bocce, volleyball, etc… the list goes on.

Fall Market Statistics


The easiest way for a REALTOR to see how the market is doing is if your phone is ringing or not. Well, at Coastal NC Realty - our phone has been buzzing like crazy the past two months. In just the last month alone the amount of properties Under Contract in our MLS is up 41% over last year!

What's causing this buzz? Ah, the elusive crystal ball question! But many things contribute to a healthy market in our second home and resort area.
