April 2021 - Outer Banks Market Update

It looks like the Outer Banks is about to get a facelift.

While home sales remain through the roof and inventory is still critically low, the interesting data coming out of the newest statistical report from the Outer Banks Association of Realtors relates to the building permit data! For the entire year during 2020 only 67 permits were pulled; however, from January through the end of April 2021, we're already at 97 permits. While we love the more traditional Outer Banks homes for their charm and appeal, it's exciting to see some of the older beach cottages flourish with updated furnishings, materials, and design.

Likewise, new construction is taking off - with a variety of home types highlighting the uniqueness of our area. From coastal cottages to modern manors, new homes on the Outer Banks range from expansive 14-bedroom rental machines to smaller, vintage-style "flat tops" that are all the rage in the quaint town of Southern Shores.

Whether you're buying, selling, or building on the Outer Banks, Coastal NC Realty has you covered! Our agents are full time, experienced, and professional. Ready to build your own Outer Banks dream home? Coastal NC Realty also has a building and development side with our sister company Coastal NC Development. So, whatever your "beach dream" looks like...we can make it happen.

March 2021 - Outer Banks Market Update

Usually, when we're talking about "mid to upper 80s," we're referring to gorgeous Outer Banks beach days. But in this case, we're referring to OBX real estate sales. Sales are up 86% month for the month of March and up 80% for the year!

Accordingly, median sales prices are up 37% over last year. While great news for homeowners, buyers may be in a more tricky situation. Residential Inventory is down 72%.  Properties come on the market and are under contract within a day - sometimes even just an hour or two. It can be challenging finding the right property before it goes into a pending status. Buyers don't want to lose out on this incredible opportunity while interest rates are so low, but it can be a challenge to be first in line for that perfect property.

That's why it is so important to work with an experienced Realtor who has the skill set to make sure you're first in the know about new properties on the market. There is a brief delay from when a property is entered into our Multiple Listing Service vs when it is filtered out to 3rd party advertisers for consumers to see: such as Zillow, Realtor.com, Trulia, etc Working with a knowledgeable Realtor can give you a leg up and beat out the competition when prime properties come on the market.

Please see the Outer Banks Association of Realtors March 2021 MLS Statistical Report for more information. Not working with a Realtor but want to learn more? Contact one of our experienced agents today!

Outer Banks Returns Soon

There is a lot of controversy surrounding our little area's isolation in response to the COVID-19 pandemic that has strangled our nation.

We are appreciative of our leaders efforts and communication during this difficult time. We know they have hard decisions in front of them and are grateful they are meeting daily to discuss these regulations.

Real estate sales are still happening and we're happy to service our clients albeit in a new fashion. Virtual showings, listing appointments and open houses are helping.

However, we are SO looking forward to the bridges reopening, the Stay at Home orders being lifted and getting back to life and enjoying our most FAVORITE things to do here on the Outer Banks.

Here is a list compiled from some of our agents of what they're looking forward to:

Eating at our favorite local restaurants.

This was the overall #1 choice amongst us all. Oh how we miss our seafood, steaks and atmosphere of our amazing local restaurants. No matter how good a cook you are at home, nothing beats a good meal out!

Watching the Outer Banks bounce back to life.

As our pseudo-slogan says, our agents work, live and play here. Our friends own retail shops, restaurants, outdoor recreation adventures and more. We can't wait until we're all enjoying a bit of normalcy while helping our local economy recover.

Beach time with friends.

In our opinion, there is very little that compares to a bluebird afternoon on the beach with friends. Relaxing, swimming, surfing, playing bocce, volleyball, etc… the list goes on.

Other Specific Outer Banks Favorites:

    • Sunset Cruises in Kitty Hawk Bay, Colington Creek and Roanoke Sound
    • Dowdy's Park Farmer's Market & Movie Night
    • Enjoying Avalon Pier, Nags Head Pier, Outer Banks Pier and Avon Pier
    • Backyard impromptu playdates - for kiddos and doggos!
    • Enjoying the dog parks in Kitty Hawk and Kill Devil Hills

We know these are difficult times, but just a happy moment to look towards the future. As always, we are here for you. Be safe and we can't wait to see you soon!

Outer Banks Real Esate Covid 19

COVID-19 Procedures and Protocols

With the COVID-19 outbreak, our nation is facing an unprecedented time. We are committed to helping Outer Banks home buyers and sellers by continuing to add new listings and move sellers through the closing process. We want to achieve these goals with an eye always on the health and safety of our clients and team members. We believe the following protocols will help mitigate the impact of this virus in our communities:

  • Our office is closed to walk in traffic out of an abundance of caution for our agents and clients. However, our agents are still ready and able to serve our clients. To contact one of our agents, please click here: Our Team
  • Agents will conduct virtual tours of properties with restricted attendee counts using FaceTime or other video chat app if and when requested.
  • Currently, access to Dare County is restricted to residents and workers with special entry permits. During this time, our agents are well equipped to handle all of your real estate needs via electronic means including: e-signing documents, facilitate home inspections, virtual listing and buyer consultation appointments and more.

We always strive to make a positive impact on our community, and we believe these policies will help us do our part to limit the spread of this virus. We will continue to monitor the situation, day by day, hour by hour, to ensure our policies are effectively ensuring the well-being of our agents and clients. Fall Market Statistics

WOW!

The easiest way for a REALTOR to see how the market is doing is if your phone is ringing or not. Well, at Coastal NC Realty - our phone has been buzzing like crazy the past two months. In just the last month alone the amount of properties Under Contract in our MLS is up 41% over last year!

What's causing this buzz? Ah, the elusive crystal ball question! But many things contribute to a healthy market in our second home and resort area. A steady economy, low interest rates, realistic sellers who may have bought in tougher times, but are now in a position to move on or ready to move their monies via 1031 Tax Deferred Exchange. Also, buyers who need to diversify their portfolio, or just ready to purchase the ultimate luxury - their own beach home!

October was a stellar month for the Outer Banks real estate market and there are no indications that we're slowing down heading into November. Warmer temps, weekend events and great trout fishing are just a few of the off season events we locals and weekend warriors have come to love.

Interested in learning how you can make the Outer Banks part of your 2020 plan? Call or text one of our expert agents who work, live and play here. We're always ready to answer any and all of your questions. Come learn how you can #stayforever!
